Interior Repair Methods for Foundation Cracks
Epoxy Injection
Epoxy injection is the standard for restoring structural integrity to concrete cracks. A technician seals the crack, installs injection ports, and pumps low-pressure epoxy resin deep into the fissure. The epoxy bonds to the concrete and cures into a hard, rigid fill that restores the wall's original strength.
Polyurethane (Chemical) Injection
For active or slightly moving cracks, polyurethane foam is preferred. It expands as it cures, filling irregular voids and sealing the crack against water intrusion. Because it remains slightly flexible, it can accommodate minor future movement better than rigid epoxy.
Carbon Fiber or Steel Straps
When a crack signals wall bowing or significant lateral pressure, interior reinforcement with carbon fiber strips or steel I-beams can stabilize the wall. These are installed perpendicular to the crack and anchored at the floor and ceiling, transferring structural loads away from the weakened area.
When Interior Repair Is Not Enough
Interior fixes work best for cracks caused by normal curing shrinkage, minor settlement, or hydrostatic pressure that has not yet compromised the foundation's load-bearing capacity. If the wall is actively tilting, bulging, or if the crack is widening despite repair, exterior intervention or a full underpinning may be required.
Interior Drainage and Waterproofing as Complements
Even after a crack is sealed, managing water around the foundation is critical. Interior perimeter drains, sump pumps, and vapor barriers redirect water that would otherwise re-enter through the crack or weaken the surrounding concrete. Combining crack injection with proper interior drainage addresses both the symptom and the underlying moisture issue.
